Trilogy Investment Company Closes Two Major South Carolina Land Deals Totaling More Than 650 Future Homes

Trilogy Investment Company closed land deals for Heron Pointe in Hardeeville and East Argent in Bluffton, adding more than 650 planned single family lots and expanding its Tierra Development platform in high growth South Carolina markets.

Trilogy Investment Company announced the closing of two land development transactions in South Carolina involving Heron Pointe in Hardeeville and East Argent in Bluffton. The deals represent key steps in the expansion of the firm’s land development platform, Tierra Development, and broaden its activity in two of the fastest growing areas of the state. Combined, the projects are planned to support more than 650 future single family residences. Both developments will be delivered to NVR Inc., a national homebuilder active across multiple states and metropolitan regions.

Heron Pointe marks Trilogy’s initial entry into the Hardeeville market. The project includes 414 lots programmed for single family and villa style homes. Trilogy has begun work on the first phase, which consists of 174 homes. Construction on the second phase, totaling 240 homes, is scheduled to begin in June 2026. The project is intended to increase residential inventory in a municipality that has experienced sustained population and employment growth.

East Argent, situated in Bluffton, extends Trilogy’s activity in the Lowcountry and serves as its second land development initiative in this part of South Carolina. Bluffton remains one of the state’s most rapidly expanding municipalities, making the 240 lot East Argent project aligned with demand trends for new housing. NVR Inc. will also receive these lots, reflecting the builder’s ongoing investment in the region’s residential pipeline.
